President’s Letter
Fellow owners, let me start with some news that has happened this year. We went through a hurricane where the roof got lifted on one corner, creating damage below, but the good news is the insurance company paid our claim. The roof has been replaced and tested to the new standard as set forth by the Florida State Government code. This code was caused by the building collapse in Miami. We are currently waiting on an engineering report for the entire building, with the preliminary report saying we have a concrete fortress. As part of our ongoing maintenance, we had all the windows replaced to the new codes and went thru a wind mitigation test on the windows and roof. We passed with flying colors. The sliding glass doors are still in place and will be replaced as we can. This year we had the living room furniture replaced in all the units.
I would also like to give a shout out to Rick and his maintenance crew of Chad and Shane. They have been working hard to make sure the issues that are found are fixed, redone and or replaced as needed. I believe that you will notice the upgrades upon your next visit.
Well, now comes the bad part. Due to the building falling down in Miami last year, the laws and restrictions relating to associations through the State of Florida have been changed, and we have to go with the new compliance. We have always been able to keep in compliance and pay our reserves 100% each year. This has caused a huge increase in insurance rates as well as a rise in in the reserves that we are required to have. This will bring our maintenance fee up to $767.00, and taxes will go to $8.00.
Yes, this is quite a jump, but it is necessary. DRC will not join several others thru the State that have given a special assessment, and with some actually closing down while doing the work. Looking on a brighter side with this increase, we are at $111.00 a day which is the very best buy in Daytona. Daytona Resort and Club has been and will continue to be the number one family resort.
